As Building Regulations Principal Designer, we take a lead role in planning, managing, and coordinating the design to ensure full regulatory compliance. Ultimately, our work protects the public during the building’s long-term occupation. For a high-reach community hub like this leisure centre, embedding these stringent safety standards from day one is our highest priority.
At JDP we are uniquely well-placed to take on the role of Building Regulations Principal Designer because our core architectural capabilities naturally translate into rigorous project coordination. Even when not appointed as the lead designer from day one, our multi-sector experience (spanning complex commercial, educational, and public-sector developments) revolves around managing intricate multi-disciplinary frameworks. Our innate ability to dissect complex technical drawings allows us to step into the Principal Designer role identifying cross-discipline clashes. Our Shropshire Architects work across the country, with a design-led approach. We independently analyse, monitor, and align all elements of a project against strict statutory requirements to allow regulatory compliance to be embedded rather than treated as a separate, box-ticking exercise.
Building Regulations compliance is a universal legal obligation, not one reserved only for high-rise structures. While Higher-Risk Buildings (HRBs) attract intense regulatory scrutiny, the fundamental duty to protect human life applies equally to low-rise community hubs, schools, and commercial spaces [BSA 2022, RIBA]. Under the Building Safety Act, the Principal Designer acts as the central point of accountability, proactively catching design flaws—such as incorrect fire stopping, inadequate structural elements, or poor ventilation—before they are built into the fabric of the structure. Without this rigorous coordination in the design phase, projects of any scale face major construction delays, costly retrofits, and severe post-occupation safety liabilities. Ultimately, appointing a Principal Designer on a non-HRB project ensures that public safety and statutory compliance are treated as core design principles rather than afterthoughts.
